Property Condition

EMJNA will perform a Property Condition Assessment (PCA) to
determine the existing physical condition of a building, its related
systems and site improvements to provide recommendations and
estimates of repair and reserve replacement costs.

Property Condition Assessments for Existing Buildings and Properties

The purpose of the Property Condition Assessment (PCA) is to assess and advise the client of the current physical condition of a building and its property in order to provide an opinion of immediate and future issues that could result in financial risk or liability to the client. The PCA involves a walk-through to observe the existing conditions, review available construction documents, public records, and equipment maintenance records

The detailed findings are presented in a comprehensive report in accordance with ASTM E2018 guidelines that encompasses the condition and description of the following areas:

  • Access
  • Parking
  • Paving
  • Grading and drainage
  • Walks
  • Curbs
  • Utilities
